Oldham Metropolitan Borough Council – Construction Value £45M

Oldham Council has redeveloped Spindles Town Square, changing it from being a solely retail-focused space to a place for all the community to use.

Futureserv were appointed as Framework MEP Consultants for the project which will become home to a new market, flexible office space, events area and heritage archive.

The project included the formation of a 9000m2 workspace which will be the new home for Oldham Council and also providing additional office space for small business ‘Start-ups’.

Futureserv provided the detailed design & co-ordination for both phases of the project which included central plant heating systems, cooling and hot water via air source technologies to reduce carbon emissions, specialist lighting design, along with the design of distribution, small power, fire alarm & ancillary systems.

The plant replacement upgrades attracted public sector decarbonisation scheme funding to replace the existing 2.3MW of central gas fired plant with air source heat pump technology in addition to providing a 170kW Photovoltaic solar array and improvements to the building fabric. Futureserv also carried out TM54 ‘energy in use’ modelling to support the application and delivered the RIBA Stage 4 MEP Technical Design for the complete project.

Chester Zoo

Futureserv completed the MEP design for the redevelopment and expansion of the Chester Zoo Stable Block.

The redevelopment project comprised of extensive alterations to the building layout incorporating the creation of themed zones with associated open paddock areas and exhibit buildings. The project also included alterations to the Grade II listed Oakfield House and former stable block, future phased development to the south-west of the existing site and to include an hotel and landscaping.

Phase 1 works, incorporating the erection of ‘Heart of Africa’ Biodome building, new entrance buildings, alterations and extension to car park, new access road from the A41, with associated ancillary works and landscaping.

Futureserv developed the MEP design from Concept Stage through to a Technical Design level of detail and provided support and monitoring during construction.

High Capacity, Multi-Storey Carpark

Manchester Airport – Construction Value £34M

The Technical Design of Building Services was carried out by Futureserv to support the construction of a new ‘Meet & Greet’ carpark at Manchester Airport.

In total the multi-level structure provides over 5,000no. vehicle parking spaces on the site of an existing ground level carpark, significantly increasing the airport's long stay capacity whilst keeping within the existing developed footprint.

The carpark utilises high efficiency, LED lighting throughout with daylight linking to reduce energy use and incorporates enhanced security systems including ANPR & CCTV. Emergency lighting is provided via a central battery solution with self-test monitoring to reduce the requirement for maintenance within the heavily trafficked parking areas.

The servicing strategy was developed to facilitate a multi-phased handover of individual sections with the facility as a whole completed during 2019.

British Land, Construction Value - £23M

Futureserv acted as Client’s M&E consultant for the redevelopment of the former Currys superstore and surrounding public realm areas.

This exciting project will include the formation of a 11 screen Cineworld cinema to the upper levels and 6 major new restaurants to the ground floor.

Externally, upgrades to the carpark lighting and inclusion of computer controlled colour changing façade and landscape lighting will enhance the development at night.

Futureserv also secured new HV substations and utility services to support this landmark development.

Futureserv provided Building Services Consultancy duties for the major refurbishment of the historic and extensive Lewis’s Superstore. 

A large number of retail units were incorporated into the lower floors of the development including fully air conditioned Harvester and Prezzo Restaurants.

A detailed servicing strategy was initially developed to ensure that all Tennent’s requirements could be accommodated and integrated efficiently.

The Hut Group (THG) Distribution Centre

Futureserv were engaged to provide consultancy services in developing security solutions for The Hut Group’s new distribution and nutrition production centre. The £120M, 1 million sq. ft. facility located adjacent to the M62 motorway was completed in 2016 and incorporates state of the art access control, CCTV and BMS systems connected via a common sitewide network.

Futureserv liaised closely with the Client and Main Contractor’s team from initial concept through to production of technical specifications. Guidance was also provided on product selection, cost planning and appointment of the specialist system installers.

Futureserv undertook the design of MEP services for a number of galleries and public spaces within this world class facility.

The projects included formation of the showcase ‘Life On Line’ gallery which portrays the history of the internet using High Tech audio visual displays, and extensive colour changing lighting systems.

Our services include sizing, applying and co-ordinating the incoming services utility infrastructure for each individual unit and producing enabling works design packages to facilitate the required shell & core services.

The units include new stores for Next retail and B&M Bargains

Futureserv also act as a liaison between the potential tenants and the client to ensure the services provision meets with both parties’ requirements.

Futureserv Engineers completed the detailed design of the new Jamie’s Italian Restaurant located in the Westfield, Stratford City retail complex.

The restaurant is integrated into the landlord Building Services Systems with chilled water and heating distributed from central systems and heat metered at the restaurant.
